Permit sought for 154-home project

Castle & Cooke Homes is seeking a permit to build 154 single-family homes in Mililani Mauka as part of its final phase of the West O'ahu community.

The homebuilder recently submitted a planned development housing permit with the city Planning and Permitting Department, which is reviewing the application.

Proposed on 26 acres off Ko'olani Drive next to H-2 Freeway, the project is part of initial development of homes on 100 acres previously considered as the future site of a University of Hawai'i-West O'ahu campus.

The 100 acres were rezoned last year after UH campus site selection shifted to Kapolei, a move that allowed Castle & Cooke to increase the number of homes in Mililani Mauka by 700 to 800 for a total of about 5,700.

Bruce Barrett, sales and marketing vice president for Castle & Cooke, said the 154-home development is tentatively projected for delivery mostly in 2005, with some units ready next year, depending on permitting, sales and construction progress.

The project is on a similar timetable as another part of Mililani Mauka's extra phase, 73 detached single-family homes under condominium property ownership that allows lots to be about 3,000 square feet.

Under a planned development housing permit, the 154-unit pro-ject could be developed on subdivided lots of about 4,000 square feet, as opposed to the single-family lot minimum of 5,000 square feet. The planned development permit requires development of a park within the project.

Homes are envisioned to be in the style of Castle & Cooke's Heritage product, residences on about 4,000-square-foot lots with 1,500 to 2,000 square feet of living space priced at $380,000 to $450,000.

Actual home size and prices of the new project may change with the market. "It is difficult to say where we will be then because the market dictates that," Barrett said.

Castle & Cooke's application is available for review at the Mililani Satellite City Hall and the permitting department at City Hall Annex at 550 S. King St.

A public hearing is scheduled at the annex building on March 11 at 1:30 p.m.
