Old Kapalua hotel to go

The new owners of the 196-room Kapalua Bay Hotel said yesterday they will tear down the hotel in the spring of 2006 and begin construction of a $300 million facility.

Maui Land & Pineapple Co. and its partners — Marriott International and Exclusive Resorts LLC — bought the leasehold interest in the Kapalua Bay Hotel in September.

The partners said yesterday they plan to build "a new destination property" that will include a Ritz-Carlton Club timeshare, condominium residences, an oceanside spa and a beach club. The design is still being developed, but the new buildings will be set back farther from the coastline than the existing buildings, the companies said.

The neighboring Kapalua Shops property will also be redeveloped.

"Kapalua Resort is undergoing a significant transformation as we reposition the destination at the pinnacle of the Hawaiian hospitality industry," said David Cole, CEO of Maui Land & Pineapple, in a written statement.

The new facilities and expanded amenities at the Kapalua Resort will eventually create hundreds of additional jobs, the partners said. In the meantime, there will be some jobs lost.

"There will be a temporary reduction in opportunities resulting from the closing of the Kapalua Bay Hotel during the redevelopment period," the partners said. "Kapalua Bay LLC will do its best to coordinate job placement within the Kapalua Resort community or secure employment elsewhere during the redevelopment."

"We are looking at opportunities for associates to transfer ... within the resort community and to other Marriott facilities," said Stan Brown, vice president for Marriott International, in a statement.

The Kapalua Bay Hotel is operated by Marriott.
