Condos to replace Kapalua Bay Hotel

The low-rise Kapalua Bay Hotel on Maui is slated to be replaced with a 155-unit time-share and condominium complex expected to break ground next year.

Plans for The Residences at Kapalua include nine buildings ranging from three to six stories high, a beach club, restaurant and spa. The complex will replace the Kapalua Bay Hotel, which opened in 1978. The owners have said they will tear down the hotel in spring 2006.

The Residences at Kapalua Bay, a roughly $300 million project announced by Maui Land & Pineapple Co. in January, will also include a beach club, spa and restaurant adjacent to the residences, in nine buildings three to six stories high.

Maui Pineapple and partners Marriott International and Exclusive Resorts LLC plan to sell 90 units as condominiums. The other 65 will be sold as time-shares, with each unit divided between 12 owners, or monthly intervals, as opposed to the more traditional 52 owners for weekly intervals.

The developers project that the redevelopment of the six-story, 196-room hotel will create 263 long-term jobs after construction is finished, an average daily population of 459 residents and a 48 percent reduction in traffic in and out of the property.
