Business briefs: Maui condo price hits record $590,000

Advertiser Staff

The median price of previously owned condominiums sold last month on Maui hit a new record, rising 69 percent from a year earlier to $590,000.

Single-family home prices were lower, and the median fell 7 percent in the same year-over-year period to $727,000 last month, according to data from the Realtors Association of Maui.

Maui's median single-family home price record was $780,000 in May 2005, though the median has mostly stayed between $650,000 and $750,000 for the last 12 months.

The median condo sale price range has been more volatile, ranging from about $350,000 to $590,000, in part because the condo market often includes a higher percentage of resort property.

Because Maui has relatively few sales per month, the median tends to fluctuate more significantly as opposed to O'ahu's larger market.

There were 84 single-family home sales on Maui last month, down 24 percent from 110 a year earlier. There were 135 condo sales, down 23 percent from 175 in the same comparable period.
