Maui home resales fall in April

Maui home resales dropped roughly by half last month, one of the greatest declines this year for Hawai'i's softening housing market.

Meanwhile, data on April home resales and prices were mixed for Kaua'i and the Big Island.

On Maui, there were 68 sales of previously owned single-family homes in April, down from 116 a year earlier, according to the Realtors Association of Maui. Condominium resales fell to 111 from 222 during the same comparable period.

The median price for single-family homes sold last month on Maui was $690,000, down from $725,000 in March and up from $674,000 a year earlier.

The Maui condo median price hit a record $539,000, up from $530,250 in March and $329,500 a year earlier.

On Kaua'i, the median sale price for a single-family home was $740,000, up 23 percent from $600,000 a year earlier. The number of sales was down 40 percent to 41, compared with 68 a year earlier, according to data released today by Hawaii Information Service.

There were 76 Kaua'i condos sold last month, up 27 percent from 60 a year earlier. The median price was $351,750, 15 percent lower than $414,000 a year earlier.

On the Big Island, condo sales dropped 54 percent to 59 in April, compared with 128 a year earlier. The median price was $580,000, up 53 percent from 379,950 a year earlier.

Big Island single-family home sales declined to 168 in April, a 30 percent drop from 241 a year earlier. The median sale price was $439,900, up 13 percent from $390,000.
