Landmark Waikiki building sold

The nine-story,151,842 square-foot ANA Kalakaua Center, primarily an office building with some retail space, will be renamed Kalakaua Business Center.

The Shidler Group yesterday announced it has bought the Waikiki commercial building ANA Kalakaua Center for about $30 million.

The nine-story leasehold building at 2155 Kalakaua Ave., near the entrance to Waikiki, was purchased from ANA Real Estate Hawai'i Inc., a subsidiary of All Nippon Airways of Japan.

Primarily an office complex with ground-floor retail space, the building has 151,842 square feet of space and 38 tenants, including Planet Hollywood, Wyland Galleries, JTB Hawai'i, Resort Quest, Marriott International and Starwood Hotels & Resorts. The building is 98 percent occupied, according to Shidler Group.

Shidler Group said it will rename the building Kalakaua Business Center.

The property was developed in 1980 as Mitsukoshi Hawai'i, a multi-tenant retail building that housed the local branch of Japan's Mitsukoshi department store. The building was sold in 1989 to an affiliate of the owner and converted to its current mixed-use office and retail center.

The land under the building is owned by a family trust and a local company, according to county property records. CB Richard Ellis, agent for the seller, said the lease runs until 2042.
