Maui house, condo prices both down

Sales prices for existing homes on Maui edged lower in April from the same month a year earlier, according to data released yesterday by the Realtors Association of Maui.

The median price for single-family homes was $690,000 last month, down 1 percent from $700,000 a year earlier. The median condominium price was $465,000, down 14 percent from $539,500.

There were 102 single-family home sales last month, a 42 percent rise from 72 in April 2006, which was a five-year low for April.

Condo sales were down 15 percent to 99, compared with 116 in the year-ago period.

Maui's housing market has generally been cooling for more than a year in terms of sales volume, and has descended from peak median prices of last year.

Annual single-family home sales peaked in 2003 at 1,420. The median price for all of 2006 reached an annual high of $693,000.

The record for any month was $780,000, set in May 2005 and equalled in July 2006.

For condos, peak annual sales volume was in 2005 at 2,050 units.

The annual median price high was $505,000 last year. The record for any month was $649,000 in June 2006.

During the first four months of this year, median prices for single-family homes and condos were $660,000 and $500,000, respectively, or about $30,000 to $40,000 less than in the same period last year.
