Median home price falls on Maui

Maui's median price for a single-family home dropped to $644,000, while condo prices hit a six-month high of $590,000 in August.

The median sales price for single-family homes was down from $650,000 in July and $749,500 in August 2006. It also was well below the peak of $780,000 in July 2006, according to the Realtors Association of Maui.

The median sales price for a condo rose from $510,000 in August and $495,000 in August 2006. Condo prices peaked at $649,000 in June 2006.

The median price is the point at which half the sales are higher and half are lower.

Maui home values tend to be more volatile than O'ahu's because of the smaller market size and lower sales volumes. During August, home prices remained stable in contrast with wild fluctuations during the past few years, during which Maui home values doubled.

Overall activity in Maui's real estate market remains strong, with 793 single-family homes sold through August, which was up 15 percent from the 687 homes during the year-ago period. The year-to-date median sales price was down 15 percent to $640,000. Condo sales through August were down 10 percent at 816 through August. The year-to-date median sales price was up 1 percent to $525,000.

Days on market dropped for residential homes, but rose for condos.

Sales of vacant land fell in August. A total of 10 parcels were sold for $8.1 million.
