Maui home, condo prices settling at around $600,000

Median prices for previously owned single-family homes and condominiums on Maui appear to be stabilizing this year around the $600,000 level, according to the latest report from the Realtors Association of Maui.

The median price for single-family homes sold last month was $615,000, which was down from $650,000 a year earlier but up from $606,000 in June. For the first seven months of the year, the median price was $595,103.

Maui condos sold last month for a median $575,000, which was up from $510,000 a year earlier but was unchanged from June. For the first seven months of the year, the median price was also $575,000.

The number of sales was up for single-family homes to 96 in July from 86 a year earlier, while condo sales fell to 63 from 99 in the same comparable period.

Because the number of sales on Maui is relatively small, the mix of homes that sold tends to affect median prices more than any change in inherent property values.

For single-family homes, some of the median price decline was due to there being more sales at the market's low end. Maui's biggest and least expensive housing region, Central Maui, had 39 sales for a median $401,300 in July, which compared with 32 sales at a median $538,237 a year earlier.

The most expensive Maui submarket was Wailea/Makena, where there were four single-family home sales for a median $6 million. A year earlier there were four sales for a median $1.6 million.

The biggest Maui condo submarket last month was Kihei, with 26 sales for a median $365,500, which compared with 45 sales for a median $399,000 a year earlier. The priciest region for condos on Maui was Wailea/Makena, where there were 17 sales for a median $2.4 million. A year earlier there were 19 sales for a median $1.4 million.
