Median sale price on Maui off slightly

The median sale price for existing single-family homes and condominiums on Maui was lower in February compared with the same month last year nearly three years after the market's peak.

But the declines were small and based on relatively light volume, which tends to more easily sway median sale prices, the point at which half the sales were for more and half for less.

The Realtors Association of Maui reported that single-family homes sold last month for a median $624,391, down 1.7 percent from $635,000 a year earlier.

Condos sold for a median $575,000, down 3.5 percent from $596,000 in the same comparable period.

There were 76 single-family homes sold last month, down 27 percent from 104 a year earlier. The biggest declines were in Central Maui, Kihei and Lahaina.

Median prices ranged from $410,000 in Makawao/Olinda/Hali'imaile, where there were three sales, to $5.8 million in Wailea/Makena, where there were two sales. The biggest market is Central Maui, where there were 39 sales for a median $562,000.

In the condo market, there were 94 sales last month, up 12 percent from 84 a year earlier. The increase was almost exclusively due to 24 more sales in Kihei that offset decreases in almost every other region of the island.

Median condo prices ranged from $275,000 in Central Maui, where there were five sales, to $1.9 million in Wailea/Makena, where there were 19 sales.

Maui's biggest condo market, Kihei, had 47 sales last month for a median price of $440,000.
