Maui home prices down, but condos steady

Median prices for previously owned single-family homes on Maui fell last year for a second straight year, but condominium median prices held very near the record set in 2007.

Single-family homes sold for $577,867, or 8 percent less than the $630,069 in 2007, according to the Realtors Association of Maui. The record is $690,000 set in 2006.

The condo median last year was $549,500, nearly equaling the 2007 record of $550,000.

Sales were sharply lower for both single-family homes and condos.

There were 907 single-family home sales last year, down 21 percent from 1,142 a year earlier. Condo sales last year fell 34 percent to 788 from 1,187 a year ago.

The total dollar volume of transactions last year was $1.48 billion, down 27 percent or $541 million, from $2.02 billion a year earlier.

For December only, there were 54 single-family home sales, down from 87 in the same month a year earlier. The median price was $567,500 compared with $582,002 in the same period.

December condo sales totaled 36 compared with 73 a year earlier, and the median price was $493,250 compared with $626,000.
